you can install WINDOWS SERVER 2019 on a WINDOWS 10 as a virtual machine.
The download version works for 120 days without licenses.

The advantage of EasyReport is that it is open source. In my case I needed zoom in designer. As no one provided I build in this function. I also have RTF support inside my code.
